OTTAWA — Broccolini has announced construction is officially underway on Nokia’s new Ottawa innovation campus, a 750,000 square foot R&D facility in the Kanata North Tech Park. Appointed as the project’s development and construction partner, the company is delivering the full scope of the campus, explains a release, with the construction kick-off marking the start of the active build phase. The campus is a large-scale build and is being delivered to high sustainability standards, among them LEED principles, low-carbon materials and resilient energy systems.

Designed by architecture firm Gensler, the new campus is specifically made up of 450,000 square feet of lab space — almost double its current capacity — and 300,000 square feet of workplace. “Designed to support a variety of work modes, the office space includes a library, collaboration hubs, and a host of meeting rooms. With a social break room included on each of its nine floors, the workplace will also include kitchen areas, games and wellness rooms, multi-faith spaces, and decompression pods,” states Gensler in a 2025 release.

“The lab space, which will house Nokia’s high-powered servers and technology infrastructure, will feature more than 2,800 four-post racks across four floors, accommodating both in-line and back-of-rack cooling, with room for future expansion. It’s here where Nokia will have the freedom and technology to experiment, innovate, and achieve its R&D goals.” Broccolini states it is actively hiring and growing its local team across development, construction and project delivery to support this project and a growing pipeline of work in the Ottawa region.

“To be chosen to develop and build a campus of this importance for a global technology leader is a mark of real trust, and it is exactly the kind of complex, high-profile work Broccolini is built to deliver,” said James Beach, executive vice-president, real estate development at Broccolini, in a statement. “This is one of the most significant projects in our history, and we are proud to be building it here in Ottawa.” The new campus aims to drive “breakthroughs in AI-powered networks, data centre networks, quantum-safe infrastructure, and next-generation 6G technologies, while cultivating strategic industry partnerships and developing the next generation of innovators,” Nokia states.

According to Colliers, the massive redevelopment project is valued at $750 million, with over $430 million in private placement and more than $70 million in funding from federal and provincial governments.
